Benefits to the owner and project
Traditional construction projects began with an owner hiring an architect to develop plans, and then seek a general contractor to hire and bid out the project costs. This method left too many variables open for misinterpretation and the project subject to over pricing and extended completion dates. The Design-Build construction procurement method was developed to resolve those types of issues by creating a collaborative team environment that fosters communication and sharing of best practices and pricing between the project owner, architect and general contractor.
Including Design-Build (DB) professionals at the earliest phases of project conception benefits the owner by having a refined perspective on the overall project logistics, budgets and schedule for completion. The DB team is able to forecast project milestones and factor design, material and construction methods to streamline project costs and schedules. The resources gathered by the DB team benefit the project by enhancing performance, streamlining schedules and reducing the task of procuring materials and work force. All team members benefit from each other's specializations, skills sets and systems that allow for quality control and accountability.
Working as a team
SDB works closely with the owner and architect to review the project scope, budget, schedule and design. At each phase of the drawing evolution we will review specifications for potential construction options, cost savings, safety concerns, long-lead item scheduling for time savings and overall project schedule phases and milestones. Our ability to act as a general contractor and construction manager on Design-Build projects will greatly enhance a successful project completion on-time and within budget.

Arizona Veterans Services - Tucson, AZ
The project is the second of its kind in the State of Arizona. The ±130,000 square foot LEED facility houses 120 occupants with accommodations such as single dwelling units, activity rooms, common dining areas, rehabilitation facility and outdoor courtyard space.

School District Warehouse
Higley Unified School District #60
17,300 SF of warehouse space with minimal office Design-Build project. Starting with site development and preconstruction, the Design Team used a concrete-tilt construction method to build the warehouse shell. The warehouse area has a 22' clear height a custom rack system created by the DB Team.

Municipal Pool Complex

This project consisted of the design and construction of 3,000 square feet of buildings consisting of men/women's restrooms, showers/changing areas, enclosed equipment room, offices and storage area. With an eight-lane competition pool with integral zero entry play area with water features and a double loop water slide.

Foxboro Ranch Clubhouse
Foxboro Ranch Estate
Foxboro Ranch Estates is located 20 minutes south of Flagstaff and 30 minutes from Sedona. The community is limited to a few dozen Ponderosa Pine covered home sites that range in size up to 5 acres. Foxboro dedicates approximately 1/2 of its land to conservation and has set aside 116 acres as wildlife preserve. The Foxboro spacious Western red cedar log clubhouse was built by Primary Systems Services Group in 2005.
