SDB worked with the design team and The City of Tolleson to help develop a GMP and offer value engineering. With continued support from the estimating and construction departments, the design team was able to deliver construction documents that maintained the design intent while considering overall budget restrictions. Exterior upgrades on this project consisted of the complete rework of the exterior hardscape, parking lot, and outdoor patios. Shade structures, decorative steel architectural screens, shade structures, planters, and seat walls, were incorporated into the colored concrete patio and hardscape to expand the interior space into a functional outdoor area. The ultimate success of the project was possible because of the close working relationships between SDB, the client, and architect, to ensure that the design and final materials were both functional and met specific budgetary restrictions.
