SDB facilitated the design and renovation of an 82,000 SF educational training center. Services provided consisted of the development of the space plan, finishes, and modifications in order to complete the project quickly and within budget. In order to accomplish this, SDB’s estimating department worked in conjunction with the design and management team to isolate long-lead items and offer value engineering options. SDB also self-performed the fabrication and install of millwork, door and hardware installation, window installation, drywall and steel stud scope, as well as installation of accessories, corner guards, and white boards. Mechanical, electrical, plumbing, fire safety, access controls, and painting were performed by SDB’s sub-trades. SDB worked to maintain quality and pricing control by utilizing prequalified subcontractors for subcontracted scopes of work, and obtained competitive pricing to self-perform work on this open-book contract.
SDB overcame several obstacles in the completion of this project, including a late start due to delayed funding from the client, which was overcome by stacking the trades and just-in-time deliveries. By tightening the schedule and coordinating multiple trades, the project team was able to maintain schedule without increasing the cost of construction. Another major obstacle was the delays incurred by challenges in logistical coordination resulting from the COVID-19 pandemic. Long-lead items coming from other countries were significantly delayed, and install was complicated by never-seen-before social distancing requirements. SDB coordinated the work sequencing to allow extra time for long-lead items and adjusted the subcontractor and self-performance sequencing to maintain the final completion date without compromising the budget.
